PLANNING-PREPARATION-TENDER

A] STRUCTURAL ASSESSMENT SURVEY

  1. Investigating and survey of building structure by visual inspection.
  2. Inspection of Lifting/ area.
  3. Taping column/beam with light hammer & identifying defects like cracks, hollowness, bulging, sections etc.
  4. Identifying the signs of leakages from terrace seepages, dripping, dampness, paint peel off, blistering of paint etc. & same defects will be indicates in auto cad drawings
  5. Any other defects suggested by client.
  6. Inspection of Drainage system.
  7. Based on the survey carried out we shall submit the budget estimate.


PLANNING-PREPARATION-TENDER

B] PLANNING STAGE AND PREPARATION AND INVITATION OF TENDER)

  1. On approval of budget estimate and the items of work to be taken up under the relevant phase, we will submit the draft tender document.
  2. On approval of the draft tender document we shall invite tenders after due notification in newspaper.

SCRUTINY TENDERS-FINALIZATION CONTRACTOR

C] SCRUTINY OF TENDERS AND FINALIZATION OF CONTRACTOR

  1. We will discuss with the client and obtain approval for the system/ procedure/ selection criteria to be adopted for selection of contractor and other vendors.
  2. We will open the sealed tenders in presence of committee, prepare financial comparative statement and submit a report regarding the tenders received based on techno-economic evaluation.
  3. We will conduct personal interviews with the contractors along with committee members who opt to be present at the society office.
  4. Based on the above interviews we shall call for revised financial offers if any and open the same and submit scrutiny report.
  5. We will Collect and submit information with regards to reports of previous clients, physical verification of previous jobs carried out by the short-listed contractors.
  6. We will conduct final negotiation meetings of the short-listed prospective contractors and select the contractor in consultation with the committee.
  7. Undertake the agreed procedure such as issuing of letter of intent, work order etc. in relation to the selected contractor.


WORK COMMENCEMENT STAGE

D] WORK COMMENCEMENT STAGE:

  1. We shall execute the contract documents between the selected contractors and the client / society. We will supply the specifications, copy of agreed rates and other formats to the contractor.
  2. We shall prepare and supply to the selected contractor all information and details which may be required for the proper execution of the works.
  3. We shall prepare and supply to the selected contractor all records documentation and procedures details, which may be required for the execution and assessment of the works.
  4. We shall ensure the contractor obtains all the required permissions and submits necessary documents like insurance papers before commencement of work.
  5. We shall prepare work schedule and the financial flow chart and direct the contractor to start the work.


SUPERVISION AND CERTIFICATION

E] SUPERVISION STAGE

  1. We supervise all work on daily basis and carry out supervision of contractors work including quality control.
  2. We shall certify the work in terms of quality, quantity and value of work.
  3. We shall ensure that works are being executed according to the time schedule and clear any bottlenecks that may occur so as to adhere to the targeted completion date.
  4. We shall conduct meetings at periodic intervals to appraise the members regarding progress, planning and the financial status of the project. Suggestions of members will be discussed during the meetings and grievances if any will be redressed.
  5. We shall check and certify the contractors R.A. (running accounts) bills and advice the society for release of payment.
  6. We shall certify the final completion of works upon the submission of final bill, scrutiny of the entire measurements to the satisfaction of the clients and rectification of defects if any generated during the tenure of contract.

F] PROFESSIONAL CHARGES

  1. We will charge sum of Rs._________ /- + Service Tax @ 14% for Structural survey of building.
  2. Non Destructive Tests - 1. Ultrasonic Pulse Velocity Test 2. Rebound Hammer Test 3. Half Cell Potential)
  3. We will Charge _____ % on all the services from phase [B] to [E] (Extra Service Tax @ 14 % or as applicable).
